Aggressively managed, repositioned and marketed properties, increasing occupancy 65% and positive cash flow by 150% in nine months. Restructured defaulted $36 million, 35-property multi-family loan portfolio to performing status. Consolidated and restructured bank operations saving $900,000 in operating costs and $350,000 in staff costs.

- Appointed Managing Member, Pride Homes by Garco, for multi-million dollar dispute resolution.

- Led acquisition and 2-year redevelopment of $60 million, 525-room oceanfront resort in Montego Bay, Jamaica for Crown Eagle Life of Jamaica. Successfully completed due diligence, acquisition, debt financing, strategic & development planning and project management for $20 million renovation and repositioning.

- Worked-out residential medical facility for Miami health care organization. Restructured project and financing, negotiated successful bond settlement, competed construction, closed new financing and sale.

- Acquired/planned corporate headquarters for Health Choice Network, Inc., national health care organization.

- Redeveloped 35,000 s.f. urban medical office/clinic for regional health care provider Economic Opportunity Family Health Centers, Inc. Provided due diligence, pre-development, design, finance, and project management.

- Asset managed 14-property portfolio of clinical and residential medical facilities. Led repositioning, renovations, developed strategy for dispositions and consolidations optimizing operational efficiency.

- Relocated corporate headquarters for Economic Opportunity Health Centers, Inc. negotiated leases & build-out.

- Real Estate Advisor to CHI Health Services, Inc. to reposition and redevelop clinics.

- Design/Build Manager for fast-track warehouse/distribution addition for Gulfstream Tomato Packers LLC.

- Led successful conversion of a 12-story apartment shell into $25 million, 135-suite Crowne Plaza luxury hotel in Kingston, Jamaica for Eagle Merchant Bank of Jamaica.

5-1989 to 7-1991

• Led development, financing, operations, leasing and sales for Beacon Center, a $400 million, 205-acre pioneering office, distribution and retail park for the Codina Group, Benenson Capital & Tisch Family.
• Led project visioning, positioned Beacon Center as the regional market leader by innovating a new Distribution product combining Class A office with Class A warehouse enabling front and back office combination.
• Achieved full pre-leasing with rental rates 20% above competition.
  Positioned project to capture market for Fortune 1000 distribution centers to and from Latin America.
• Full P&L responsibility, led development, construction, finance, and investor relations with 10 staff.
• Developed $20 million annually in new product and closed $40 million in interim and long-term financing.
• Developed 500,000 sq. ft. office and industrial space, sold parcels to Walmart, Sam's Club and Circuit City.
