His innovative mixing of suburban office and retail/services grew Beacon’s retail component from 10% of the 205-acre business park to over 35% in two years. Pivoted the development plan to capture Walmart, multiple Big Box retailers, and restaurants, accelerating Beacon’s build-out and profitability by 3-years.

The Development team leader responsible for overall planning and constructing +1,000,000 sq. ft. in Flex and Dock-High distribution buildings. Introduced Tilt-Wall construction in South Florida. Created Beacon Center’s market-leading distribution facilities by building Class A suburban offices into Class A high bay, and dock-high warehouses, attracting Fortune 100 tenants, including Stanley Tools, Royal Caribbean Cruise Lines, and multiple South American US Headquarters.

Church Street Marketplace

Burlington, VT

Lead Planner and Development Coordinator responsible for the design/build of Church Street. A 4-city-block shopping street converted to a pedestrian mall with choreographed retail for shopping, dining, entertainment, and residential lofts in historic downtown Burlington. Devised vertical zoning for landmark buildings, successfully incentivizing residential “over the store” that activated the shopping street.

Miami, FL

Development Consultant to the City of Miami responsible for leading a “trade only” furnishings area into Miami’s first Business Improvement District (BID). Organized a loose collection of showrooms into “The Design District.” Branded the District, planning streetscapes, entries, and signage that increased competitiveness and infused restaurants, art galleries, offices, and services, leading to a 12/7 high street retail center of luxury shopping.

Retained by the Key West Redevelopment Authority to plan the reuse of a decommissioned historic naval base. Led feasibility, site planning, and entitlements that successfully converted the military complex into a waterfront resort community with hotels, condominiums, docks, two museums, and a public waterfront. Developed adaptive reuses for the landmark buildings’ conversions to residential, resort hospitality, museum, and cultural attractions.

Retained by the developer to underwrite the financing of a World-class five-star Luxury Resort and Condo Hotel flagged by the Iberostar Hotel chain. Provided US lender standard financial underwriting for investors and lenders. Located where the jungle meets the beach, the innovative “ecological” development is a Brazilian market leader.

Montego Bay, Jamaica

Retained by Crowne Eagle Merchant Bank and Crowe Eagle Life to lead the acquisition from the government of Jamaica, and the redevelopment and repositioning of the property. Led the $65 million acquisition, renovation, and repositioning to all-inclusive, the first under HI’s management. Led total renovation and upgrade to entire property while maintaining operations.

Our firm served as the Owner’s Representative for a life insurance company and merchant bank acquiring, financing and redeveloping hotels and commercial properties in Jamaica, West Indies, for ten years.

SIZE: 525 Rooms, 4 restaurants and casino.

Opa-Locka City Hall Complex

OPA-LOCKA, FL

Retained by the City Opa-locka to lead the restoration of its historic 1925 city hall and fire and police station buildings. Managed the planning and restoration from start to finish over four years. Built initially as the sales center for Glenn Curtis Opa-Locka Company, the City Hall Complex is an Arabian fantasy architecture inspired by the mid-1920s film Thief of Bagdad. The two historic buildings and park feature domes, minarets, and towers encircling courtyards. The complex includes a landmark Fire & Police Station building.
